Why lumber-indexed pricing exists

Softwood lumber is the largest cost input for a wood pallet (typically 45-60% of total pallet cost). CME softwood lumber futures moved from $200/thousand-board-foot to $1,700 to $400 between 2019 and 2024 - a 8.5x peak-to-trough swing. Traditional fixed-price pallet contracts either forced the supplier to eat the risk (leading to renegotiation-under-duress) or forced the buyer to overpay for stability (leading to complex termination). Lumber-indexed contracts share the volatility risk explicitly.

Contract structure

A typical lumber-indexed pallet pricing contract has five components:

  1. Base rate: per-pallet price set at contract signing, indexed to the current CME softwood lumber futures front-month price. Example: base rate $16 per new 48x40 GMA at lumber front-month $500/mbf.
  2. Index formula: pallet price adjusts +/-8% for every +/-15% move in lumber front-month, capped and floored at +/-8% per quarter regardless of larger lumber moves. Example: if lumber moves from $500 to $650 (30% up), pallet price moves from $16 to $17.28 (+8% cap hit).
  3. Reset cadence: price recalculated every 30 or 90 days depending on contract. Standard is 90-day for stability + admin simplicity.
  4. Cap-and-collar: +/-8% ceiling and floor per quarter protects both sides. Buyer never pays more than +8%/quarter cumulative even if lumber spikes; supplier never accepts less than -8%/quarter even if lumber collapses.
  5. Term + cancellation: typical 12-month commitment with 90-day cancellation notice. Both sides can exit before contract-end with notice + minimum-take-or-pay obligation.

Qualification threshold

Lumber-indexed contracts are typically offered to enterprise buyers with 2,000+ pallets/week for 12+ consecutive weeks. Below that volume, standard standing-weekly programs (500-1,999/week for 12+ weeks) offer 25-32% off catalog with quarterly rate adjustments but no formal index formula.

Example calculation

Buyer contracts at base $16/pallet with CME lumber front-month at $500/mbf, 90-day reset, +/-8% cap-and-collar.
